While at a previous firm, our team had extensive experience with 40B General Land Area Minimum (GLAM) determinations, the Massachusetts State regulations for determining developability for affordable housing. Nels has appeared as a witness at the Housing Appeals Committee (HAC) for cases in Braintree, Weston, North Reading, and Medford. While at Stantec, we conducted GLAM analyses for Lexington, Belmont, and Sherborn and provided in-person feedback to MHP on the guidelines.
CommunityScale is intimately familiar with how statewide requirements manifest themselves differently within the wide diversity of jurisdictions and land use conditions in Massachusetts. We also understand how local groups may push back against regional planning measures to attempt to preserve local veto powers against higher density residential development despite the enabling legislation.
