Mixed use district zoning for onMain, Dayton

CommunityScale team members authored a mixed use district ordinance for the City of Dayton, Ohio, with the developers of onMain as the client. The zoning was adopted unanimously by the City of Dayton.

The zoning creates a comprehensive framework for development, focusing on establishing a mixed-use, pedestrian-friendly environment that respects the unique characteristics and natural beauty of the site. It emphasizes sustainable values, advanced technology integration, flexibility, and healthy living choices.

The plan includes a variety of land uses, a compact street grid, pedestrian and bicycle networks, and public transit facilities. It also details architectural and building form guidelines, open space character, and stormwater management, ensuring a harmonious integration of buildings and spaces within the development and with adjacent areas.
